The Perth Rental Agreement Process Explained

Here is how we run the process of completing your tennants rental agreements and introducing them to their new home

At Main Property Management Perth, we’ll handle all aspects of rental agreements for you, making sure that they comply with the Western Australian Residential Tenancies Act.
 
Here is the Process
 
1. We recommend on the best tenant options to you from our applications
2. You agree to 1 of our recommendations and agree to lease/rent out your property
3. We work with the tenant and set expectations and requirements to rent your property.
 
We’ll go through all the most important expectations with your selected tenant, such as
 
  • paying rent on time,
  • where to pay rent,
  • what we do if they don’t pay rent,
  • our repairs and maintenance policy,
  • emergency repair situations,
  • inspections frequency, and what we look for.
  • Bin days
  • How to use the airc onditioning, especially evaporative
  • How to change over water, power and gas billing arrangements
  • How to get hot water on, if it’s off (after gas being switched off)
  • Other property known issues
  • Any strata rules re where to park.
We’ll supply your tenants with two copies of the in-going inspection form, explain how they must check, sign, and return one copy of the form within 7 days, and explain and get them to sign the Bond Lodgement Form.
 
We also provide them with a Consumer Affairs booklet that explains their tenancy rights and obligations, as required by legislation.
 
We’ll prepare a Tenancy Agreement that covers the details of the tenancy, with terms and conditions, which we explain to the tenant before getting them to sign it.
 
After this, We send you a copy of the tenancy agreement together with a copy of the in-going inspection report for your records.
 
Once all forms have been explained and signed, and all bond monies and the first payment of rent have been received, your new tenants can collect the keys and take possession of the property.
