Perth Pet Friendly Rentals - Pro's and Cons

WHat are the Pro's and Cons of Being a Pet Friendly Landlord

The questions as to whether you should offer Pet-Friendly Rentals in Perth is commonly asked.

Our view is that if you’re comfortable with a tenant having pets in your property, we believe it’s a big positive.
 
Perth Tenants often struggle to find pet-friendly rental properties, so allowing pets would put you at a competitive advantage.
 
Here are some pros and cons to consider:
 
Pros:
 
Pet owners find it hard to rent pet-friendly places, so they tend to stay put and be very loyal when they do find something.
 
Cons:
There aren’t many cons, as we always get references and check the previous rental history with the pet.
 
There are conditions that apply to the tenant when allowing pets at your property.
 
We sign pet conditions with your tenant on their tenancy agreement, obligating them in four ways:
 
  • No additional pet may occupy the property without prior permission.
  • The pet must be removed from the property if for some reason it becomes annoying or bothersome to neighbors. This is commonly for  barking issues.(This is done after reasonable warning has been given in writing).
  • The tenant is responsible for any damage to your property caused by their pet. It is made clear that they are responsible for removing any rubbish or feces deposited by the pet. 
  • A pet bond of $260.00 will be collected . This is for a fumigation treatment at the end of the tenancy, should it be required.
 
The pets details, name and breed is also recorded on the lease agreement, which is then signed by the tenant.
 
Let us know, iff you have had previous pet damage at your rental property that wasn’t properly taken care of by the exiting tenant. We have a wealth of experience in how we deal with issues arising from Pet management.
 
We always want to consider the property size, setup and suitability for the type of pet proposed and the previous rental history with that particular pet type.
 
In WA (2023), landlords currently still have a choice about pets in their property. This has changed in some states.
